expensive to purchase?
No. Morris Residential endeavours to provide competitively priced homes to suit the needs of its market.
What does the service charge cover?
The service charge covers the cost of the maintenance
of the exterior of all properties and the upkeep of all
communal areas within Radbrook House.
The charge also covers the cost of providing the
emergency call system, buildings insurance, Estate
Manager and one hour of personal care per week.
Are pets allowed?
Yes. We understand how important pets are in many
people’s lives and welcome you to bring him or her with
you when you move in. For the benefit of those who
may not be fond of animals, we ask that new pets are
not acquired.
Are there any restrictions for ownership of a home at Radbrook House?
Yes. The apartments shall be for people aged 65 and over and/or in need of personal care.
Will I have priority admission to
the Radbrook Care Home should the
need arise?
Yes, subject to room availability.
Centre Management
The development is managed by an Estate Manager who
is available on site, from Monday to Friday.
Tenure
125 year lease from 25 December 2007.
Ground rent payable at £250 for a one bedroom and
£300 for a two bedroom apartment per annum for the
first 25 years increasing by £250/£300 per annum every
25 years thereafter.
1% of purchase price payable if lease is assigned to cover landlord’s and management company’s legal and administrative costs. A consideration payable to the landlord on any sale which is 1% of the sale price achieved or market value at the date of sale.
NB: Planning conditions need to be satisfied when purchasing or selling these apartments.
